I take special pride in working with sellers to maximize their sales price. There are usually several areas in which I can help clients to identify low cost, high impact adjustments to their home so that they can tap into the home's highest potential. This collaborative effort in crafting a gem for the market is one of the true delights of my job.

Case Study 1: Tarrytown Family Home Listed at $1,260,000





Problem:
I was the second agent to list this property. The previous agent had not made any updates and used staging furniture that was too traditional.

Transformation:
• 3 New light fixtures
• New back splash tile
• New staging furniture
• Remove previous window treatments
• Update cabinet hardware
• Power wash, update landscaping, clean widows, wash gutters and shutters


Results:
The home had been on the market for 90 days with the previous agent. Without many showing and no offers. After my updates I was able to have multiple offers within 30 days.

Case Study 2: Tarrytown Cottage





Problem:
This home had been lived in by a family for a long time and they didn’t know how to go about getting their home ready to put on the market. The family moved out, they actually left town and gave me the key and told me to “do my thing”. My thing is to do low cost and high impact updates that I supervise. I made the selections and coordinated all of the work. Because of the desirable location, spending time and money to update this home was a wise financial decision.

Transformation:
• New dining room fixture.
• Painted all of the walls with my favorite color of gray.
• Taped, floated and painted all rooms that had wallpaper.
• Spruced up landscaping, washed windows, deep cleaned the home.
• Removed owner’s furniture.
• Brought in wonderful, hand selected, furniture, rugs, art and lamps to give the home a more updated look without looking like a new furniture showroom.


Results:
This home had multiple offers, went under contract in 3 days and sold for over asking price.

Case Study 3: Mount Bonnell Shores Family Home





Problem:
This family home had been well used and needed updating. The wall color did not go with the floor color and the tile, hardware and light fixtures were out of date. And the master bath shower had a leak and the whole master bath needed to be updated. The home was located in a highly desirable , close-in, neighborhood with a homeowner park on Lake Austin. Spending time and money to update this home made economic sense for the sellers.

Transformation:
• Repainted walls, trim and exterior
• Removed acoustical "popcorn" texture on ceilings
• Remodeled master bath with enlarged shower and soaking tub
• New back splash tile and painted cabinets in kitchen
• New light fixtures and fans throughout
• New front and back doors


Results:
This home went under contract within 2 weeks of being listed. It was more profitable for the sellers than if the home had not been updated prior to being sold.
